Selling a Timeshare

When you buy a timeshare at the resort, selling it is the farthest thought from your head. Well when the time does come to sell your timeshare you might be faced with a harder task than you had hoped. There are many ways you could sell a timeshare but not all methods will work and it might be a combination of a few things that get your property sold.
The first options I have heard is just doing local advertising in the area where your resort is located. So call the local paper and place a classified Ad. The hope is someone at the resort will see your ad and want to purchase your unit rather than one from the resort. Main benefit for not buying a timeshare at the resort is going to be your price. Expect to take a lose on your timeshare. This option could cost you a lot of weekly or monthly fee's to get your property sold if it takes a long time and you have to continue running your ad.
Others have told me they contacted a realtor in the area where your timeshare is located. This is someone a good idea but is going to cost you a lot in fee's. Most realtors will charge you a commission when it sells of 30%. The next problem is they can't show your property to potential buyers. Not only that the realtor is going to hope that someone walks into their office to purchase a timeshare. So you can see there are a few reason's I don't think Realtors will work, nor have I heard from friends and family that they were successful selling there timeshare with a realtor.
The last option and probably the most controversial to some is to pay an advertising company to place an ad to sell their timeshare. Similar to the first option I gave you but this is where you would pay a 1 time fee and they would advertise in newspapers all over the world. Another benefit is everything is online and with the right company you will see advertisements on major search engines like google. I have hear horror stories about many people getting ripped off by companies that promise to sell their timeshare. First rule if the company promises to sell your timeshare hang up the phone. Nobody can guarantee the sale of anything. Make sure you do some homework and check key business factors like are they advertising on major search engines like google? Do they have a good rating with the BBB? And are they members of ARDA? These are huge key factors that will help you chose the right advertising company.
The best advise when you enter the arena to sell your timeshare is to price it accordingly. Don't listen to anyone who tells you you can make money on selling your timeshare. There are only a handful of timeshare that could be profitable like Marriott's and Manhattan Club. So with that said make sure you price below the resort and be negotiable. Being negotiable on your price will always attract more offers and allow you to see what people are willing to offer and then make the decision to accept the offer.
